Ongoing Access Scheduling: In-depth

Kaverna's best-in-class Ongoing Access scheduling solution was designed to get co-owners the most out of their second home. This flexible and equitable scheduling option gives each co-owner ample access to the home at the times that matter most to them and allows owners to book time in the same relaxed way they would plan trips at their own second home.

Below is an in-depth analysis of each noteworthy element of Kaverna's innovative Ongoing Access scheduling solution.

Annual Nights

Annual Nights refers to the number of nights that you can book per year. Annual Nights per share is approximately equal to 365 time your ownership amount in the co-owned home. For example, if you have 1/4 ownership, you will get access to ~91 Annual Nights per year.​​​

Advanced Reservations

Advanced Reservations are bookings made more than 60 days in advance and can be up to 7 consecutive nights. You can book 2 back-to-back stays per 1/8 share, making the max stay length 14 nights per 1/8 share. You can have up to 6 Advanced Reservations booked at any given time per 1/8 share you own, and you can modify a booking easily if your plans chance. Once your stay is within 30 days, it no longer counts toward your held bookings, meaning you can schedule another stay. You can book as far in advance as you would like, giving you the flexibility to lock in holidays and other special trips.​

Short-Notice Reservations

Short-Notice Reservations are bookings made within 60 days of any available night on the calendar. There is no limit to the number of Short-Notice Reservations that you can make, and the duration of these stays can be up to 28 consecutive nights.

Peak Season & Key Dates

Peak Season is the period of the year designated as the most popular and desirable for a given home. Owners are guaranteed fair access to the home during Peak Season dates, proportional to their ownership amount​, and Peak Season stays count as Advanced Reservations. For example, if the Peak Season for a co-owned home is 60 days, an owner of 1/4 of the home will get 15 Peak Season nights.

Key Dates are uniquely desirable dates, including federal holidays like Thanksgiving and Christmas, location-specific event dates, and any other special days chosen by the co-owners. Owners are guaranteed one Key Date stay at a time per 1/8 share, making sure each owner gets time during these dates, and Key Date stays count as Advanced Reservations.


If you would like to cancel a booking, you can do so without any penalty 60 days or more in advance of your stay. Your cancelled time will not reduce your Annual Nights and will not count as an Advanced Reservation. If you cancel a booking less than 60 days in advance of your stay, other owners will be notified that the time is now available for them to reserve. If no one reserves the time, the nights count toward the cancelling owner's Annual Nights and as one held Advanced Reservation until the last cancelled night has passed.
